1.initial meeting
An initial meeting will include introductions, a discussion of the intent and scope of your renovation project, an exploration of the needs the project is to address, high level design features, timelines and budget allocated to the renovation. An order of magnitude budget will be provided.
Following the initial meeting, a decision on whether or not to proceed further will be made.
2. design & planning
The major design features will be discussed and agreed upon in this phase of the project. Depending on the scope of your project, a designer of your choice or one of Read Bros’ associates will be part of these meetings.
Materials, including fixture quality, the potential for reuse of existing materials and site cleanup will be addressed. Whether or not you remain in your home or vacate will be discussed.
Risk factors that may require addition work include environmental testing for and addressing of asbestos removal, mold, or lead (eg. paint). Potential costs for this will be estimated.
Timing including start date and expected completion date will be finalized.
A concise report summarizing the above agreed upon project factors as well as project budget, contingencies, invoicing, milestones and reporting will be prepared. An initial payment to hold construction start time and to purchase materials will be set. This will be signed by both the client and Read Bros.
3. permits
Read Bros will ensure all required permits are obtained, including permits associated with sub-contractors.
4. Demolition and Remediation Work, if required
Read Bros will ensure all environmental, health and safety issues are addressed as required. Any potential negative construction impacts on occupants, the structure and neighbours including noise, dust and debris will be minimized.
5. Construction
Depending upon your project requirements, Read Bros can undertake the following renovation tasks:
Framing
Lock-up
Plumbing
Electrical
Insulation
Tiling
Drywall
Flooring
Cabinets and millwork
Finishing trim
Painting
Final clean-up
6. Project Follow-up
A project closure meeting will identify any issues requiring follow-up to ensure client satisfaction.
Further Considerations
A trusting relationship between Read Bros and our clients is very important to us. Quotes from renovations contractors can differ, at times by a significant amount. Some contractors use ballpark estimates based on square footage costs or average costs for a certain type of renovation, not factoring in your specific requirements. The costs of a renovation differ depending on the quality of finishings, fixtures or appliances and the level of expertise of the contractors. Factoring in risks such as environmental concerns or permitting issues can also lead to differences in quotes.
We strive for realistic estimates. A lower quote may not result in a lower end cost.
